If you run a farm or rural property in Australia, chances are you’re no stranger to the pressure of finding new ways to make the land work harder. Commodity prices fluctuate, input costs rise, and the next generation is asking harder questions about long-term viability. The answer, for a growing number of farm owners in the UK — and increasingly in Australia — is sitting right there in front of you: land.
Specifically, unused or underperforming land that could be doing a great deal more.
The farm diversification opportunity that most people haven’t seen yet
Padel — the fastest-growing racquet sport in the world — requires a relatively compact footprint. A standard padel court takes up around 200m², meaning a modest paddock, disused yard area, or flat section near a farm entrance can comfortably accommodate two to four courts without disrupting core agricultural operations.
In the UK, where PCC Contracting has delivered projects across farms, rural estates, and agricultural properties, we’ve seen farm owners transform underused land into profitable padel facilities generating consistent year-round income. One UK farm in a relatively rural location now has 600 registered players across two courts — built on land that was previously contributing nothing to the business.
Australia is at the very beginning of this curve. With roughly 100 padel courts nationwide as of 2026 — compared to over 1,500 in the UK — the opportunity for early movers is significant.
Why padel works particularly well on rural and farm properties
Space and planning flexibility. Rural land is generally subject to different planning considerations than urban development. With the right advice and planning framework, getting court approval on agricultural land can be more straightforward than you might expect.
A destination in its own right. Rural padel venues can become genuine lifestyle destinations — combining sport with the appeal of a country setting. Cafés, event spaces, farm stays, and corporate bookings all become possible additions that compound the revenue opportunity.
Underserved local markets. Many regional towns and rural communities have limited quality sports and leisure facilities. A well-positioned padel facility can draw players from a significant catchment, with very little local competition.
Community and agritourism synergy. Australia’s agritourism sector is growing rapidly, with national frameworks increasingly supporting farmers who diversify into visitor experiences. A padel facility fits naturally alongside farm stays, events, and produce offerings — adding another reason for people to visit and return.
What does the investment look like?
A standard outdoor padel court installation in Australia — including groundworks, court surface, glass panels, and fencing — typically starts from AUD $85,000 for a competition-quality build. For most rural projects, a two-court facility represents a meaningful starting point, with the option to expand as demand grows.
Importantly, the income model is straightforward: court hire, memberships, coaching, events, and corporate bookings create multiple revenue layers. A four-court facility operating at moderate occupancy can return well over AUD $600,000 per year in gross revenue, with payback periods as short as 9–15 months under strong demand conditions.
Financing options are also evolving. International platforms such as Mindspring Padel, which has formally partnered with Tennis Australia, offer revenue-share models that can cover up to 100% of upfront construction costs — removing the capital barrier that might otherwise hold back a farm diversification project.
